Preventative Maintenance for HVAC and Commercial Refrigeration Equipment

The season is changing and that is ushering in warmer weather. Warmer weather brings people will be firing up that AC to keep your customers and employees comfortable. It also means that your equipment will be working harder. Higher temperatures mean higher pressures, heat load, and amperage which may affect how well your equipment can operate if a problem occurs. Seasonal HVAC Maintenance Tips

Each season puts its stress on food service equipment. I recommend all of your HVAC and Refrigeration equipment be on a PM or preventative maintenance program. This reduces the risk of having commercial refrigeration and HVAC equipment failures that may have been prevented simply by seasonal maintenance. Whether quarterly or biannual, you cannot go wrong with planned maintenance to provide TLC on your equipment lifeline.

In the spring, your commercial refrigerators and freezers’ filters and belts should be changed, as well as the condensing coils be cleaned. Also checking the evaporator coils are clean and the drain pan is not clogged or obstructed. Proper PM includes a check of the amperage on all motors. Also, inspect contactors for burnt or pitted contacts that can become a bigger problem. This will help ensure your systems are ready for the higher temperatures and can effectively and efficiently operate.

Summer inspections should include a filter replacement. I would also inspect belts for wear and slippage. Inspect coils and clean as necessary. Inspect motors for excessive noise and amperage.

Fall would once again include filters and belt replacement. This is an opportune time to test the heating function of your HVAC equipment. Inspect the heat exchanger for cracks or holes that

Would lead to Carbon Monoxide (CO) leaking out and into the air space. Verify proper gas pressure to the unit and at the manifold. This ensures a proper flame and helps with the efficiency of the heating system.

Lastly, the winter PM would be filter replacement and an inspection of the system’s performance. During these visits, your technician should be relaying any issues or potential problems. This is your chance to get ahead of any bigger problems before they can occur.
